Write the offer before you leave the driveway.
Send Claude the MLS sheet and say your terms out loud. DealReady fills the TREC contract fields, flags what you'd catch on a second read, and builds the branded CMA and net sheet you take to the listing appointment.
For Texas license holders. Works inside your own Claude account. You sayOffer 325 conventional, 20 down, seller pays 3 percent toward closing costs, close in 30 days.
Walk into the listing appointment with the CMA already done.
Ask Claude for a CMA on the address. It pulls the comps from your MLS under your own login, picks the right ones by the rules of an agent with 500+ closings, and hands you a multi page market report with your name, photo and logo on every page.
- Comps picked the way you would. Same subdivision first, then one mile, plus or minus 250 sq ft and 5 years, the last 3 to 4 months of solds. It tells you every time it had to widen the search, and why.
- Priced off what really sold. Value range from net $/sq ft after seller concessions, with outliers and duplicate relists thrown out and explained.
- The market, in plain English. Months of supply, sale to list, days on market, price cuts, your live competition, the low sales an appraiser will see, and the listings that didn't sell.
- Three prices and the net at each. Aggressive, recommended and stretch, with the estimated net to your seller and the Zestimate they've already seen explained side by side.
- Zero setup in SABOR. On your first run, Claude builds the saved column set in your connectMLS for you. Any other Texas MLS: drop in a CSV export.
This one saves me a ton of time. It's one of my favorites.

Questions agents ask
Do I need Claude?
Yes. DealReady runs inside your own Claude account as a connector, so you keep using the chat you already know. Any Claude plan works, including the free one, which allows one custom connector. Heavy users will want Claude Pro for higher usage limits. No account yet? Sign up at claude.ai.
Does it fill in dotloop or zipForm for me?
You get every field and checkbox ready to enter, in contract order. If you use Claude in Chrome, Claude can type them into dotloop while you watch. Nothing is ever sent to a client or signer without you.
Does it log into my MLS?
No. DealReady never holds your MLS login. In SABOR, Claude can pull comps in your own browser while you're signed in. With any other Texas MLS, export your search as a CSV and drop it in the chat.
Will it advise my sellers?
Offer comparisons and seller emails lay out the numbers and terms without telling your seller what to do. The CMA report gives your pricing strategy, and you review it before it goes to anyone.
Which counties get the automatic tax lookup?
Bexar County today. Anywhere else in Texas, give the tax amount from the MLS or the appraisal district and the net sheet handles the proration.
Is my client information private?
Your account is yours alone. Report links are private, unguessable and expire after 30 days. Passwords are stored as one way hashes, never in plain text, and card payments are handled by Stripe, so we never see your card number.
Can I cancel?
Anytime, from the billing page. Access continues through the end of the period you already paid for.
